What is a Swimming Pool Inspection?

A Swimming Pool Inspection checks a pool barrier against the requirements of the Swimming Pools Act 1992, which references the Swimming Pool Regulation, the Building Code of Australia and AS 1926.1.

  • The Act specifies what is required.
  • The Regulation supports the Act by explaining how to achieve compliance.
  • The BCA and AS 1926.1 set the technical requirements — minimum heights, non-climbable zones, ancillary structures and more.
  • As registered Swimming Pool Inspectors, we implement the legislation as written and issue a Certificate of Compliance or Non-Compliance.

When do you need a pool inspection?

  • When it's compulsory because of the property type — multi-occupancy, tourist or visitor accommodation.
  • As part of a local council's adopted inspection program.
  • Prior to the sale or lease of a property — a legislative requirement.
  • At your request, simply for your own peace of mind.

Why it matters

Why NSW requires swimming pool barriers

It's a requirement of the Swimming Pools Act 1992 — but the Act exists because, as a society, we're the custodians of young children and it's our responsibility to provide a fun, safe environment. Accidents do happen, and the Act exists to minimise how often.

  • Drowning is one of the leading causes of death for children under 5.
  • On average, 10 children under 5 drown in backyard pools every year.
  • For every death, there are at least 10 near-drownings (Westmead Children's Hospital).
  • 16% of near-drowning cases resulted in permanent brain damage.

What's included in your report?

  • Height of the swimming pool barrier, and the boundary fence where it forms part of it.
  • Gaps between the fence and the ground, and vertical gaps.
  • Footholds in non-climbable zones, and the non-climbable zones themselves.
  • Intersecting barriers and operation of your pool gate.
  • Gate latch height and opening orientation.
  • Visual structural inspection of the pool and pool deck.
  • Visual plumbing inspection.

What happens next

Certificate of Compliance, or a path to fix it

If your barrier meets the requirements of the Swimming Pools Act 1992, we issue a Certificate of Compliance. If it doesn't:

  • We provide written notice that the requirements haven't been met.
  • We explain exactly why, and the steps needed to meet requirements, in a clear, detailed email.
  • Depending on the risk to public safety, you'll typically have 6 weeks to meet requirements and be re-inspected (an additional fee applies).
