What is Swimming Pool Inspection?

– A Swimming Pool Inspection is the inspection of a Pool Barrier against the requirements of the Swimming Pools Act 1992
– The Swimming Pools Act references the Swimming Pool Regulation, the Building Code of Australia and AS 1926.1.
– The Act specifies what is required
– The Regulation supports the Act by explaining how to achieve compliance
– The BCA and AS 1926.1 specify technical requirements that must be met to achieve compliance. For example, minimum heights, Non-Climbable Zones requires, ancillary structures with in a barrier and so on.
– Our Job as Registered Swimming Pool Inspectors is to implement the legislation as written and produce a report, in turn issuing a Certificate of Compliance or Non-Compliance

When do you require a Swimming Pool Inspection?

1) Where the inspection is compulsory because of the property type (multi-occupancy, tourist, visitor accommodation)

2) As part of a local council’s adopted inspection program

3) Prior to the sale or lease of a property – a legislative requirement

4) At your request for your peace of mind

Why do we require Swimming Pool Barriers in NSW

The simple answer would be that it is a requirement of the Swimming Pools Act 1992.

So why does the Act exist?

As a society – we are the custodians of young children and it is therefore our responsibility to present with a fun, SAFE environment

Accidents do happen. The role of the Act in part Is to minimise the frequencies of these accidents.

Some facts on Drowning:

– Drowning is one of the major causes of death of children under 5
– Each year on average 10 children under the age of 5 drown in backyard pools.

Near Drowning:

– Near drowning is when a person almost died from not being able to breathe underwater
– For every death here is at least 10 near drownings (Study by Westmead Children’s Hospital)
– 10% of the cases were fatal and 16% of children suffered brain damage as a result

What’s included in your Swimming Pool Inspection Report?

A thorough inspection of the barrier against the requirements of the Swimming Pools Act 1992 is undertaken. We look for compliances and non-compliances of:

– The height of the swimming pool barrier
– The boundary fence if it forms part of the pool fence
– The gap between the bottom of the fence and the ground and vertical gaps
– Foot holds in non-climbable zones
– Non – climbable zones
– Intersecting barriers

– Operation of your swimming pool gate
– Height of the gate latch
– Opening orientation of the gate
– Visual Structural Inspection of pool and pool deck
– Visual plumbing inspection

Certificate of Compliance or a Notice of Non Compliance?

What happens after your inspection?

We issue you with a certificate of compliance if the requirements of the Swimming Pool Act 1992 are met

If your swimming pool barrier does not comply:

– We provide you with a written notice that we are not satisfied with the requirements of a certificate of compliance being met
– We provide you with the reasons why we are not satisfied and steps that need to be taken to meet requirements, in the form of a helpful, detailed email.
– Depending on the risk to public safety of the non – compliance – we give you an opportunity to meet the requirements within 6 weeks and re-inspect (for an additional fee)
